Point Cook is the opposite of most of the suburbs we work in. There are no ceramic fuses here, no perished rubber cable and no asbestos backing boards — the housing is almost entirely estate development from the 1990s onwards, through Sanctuary Lakes, Featherbrook, Saltwater Coast, Alamanda and the newer releases. The wiring is modern and it is fine.

What Point Cook homes have instead is the builder-grade minimum. Volume builders install what the contract specified and not one point more, which is why so many of these houses have a beautiful open-plan living area with three power points in it, no data cabling worth the name, no fan in the main bedroom, and an alfresco with a single light. None of that is a fault. It is just the base spec, and it is what we spend most of our time here improving.

The other Point Cook factor is heat and volume. These are big houses with large open-plan spaces, high ceilings and two-storey voids, and cooling them costs real money. Ceiling fans make a genuine difference to how a room feels and how hard the air conditioning has to work — we recently fitted sweep fans and a rangehood in a Point Cook home, which is about as typical a job here as it gets.
