The older streets are Victorian and Edwardian cottages with plaster ceilings and, in the unrenovated ones, a single central fitting per room. The apartment factor is the one people don't anticipate. Many apartments have concrete slab ceilings, which means you cannot recess a downlight into them at all — there's nothing to recess into. The answer is surface-mounted fittings, track, or lighting run in a bulkhead, and it's better to know that before you've bought a box of recessed downlights that will never go in.

Halogen to LED — what actually changes

If you still have halogen downlights, you're paying for them every quarter. A halogen pulls around 50 watts; an equivalent LED pulls seven to ten. Multiply that across twenty fittings burning four hours a night and the difference is real money. The safety side matters more. Halogens run hot enough to be a genuine fire risk in a ceiling, which is why they were installed with clearance gaps around them and why insulation was never allowed to touch them. Modern IC-rated LEDs can be covered by insulation, so the gaps that were leaking your heating straight into the roof space can finally be closed up. In most homes the LEDs go into the existing holes, so the ceiling stays intact and the job stays quick — but check the colour temperature before you commit to twenty of them: 2700K to 3000K for living areas, 4000K where you need to see properly, and a colour rendering index of 90 or better anywhere you care what food, paint or fabric actually looks like.

In the older houses the standard find is a ceiling of halogens from a 2000s renovation, insulation held clear of each one, and a few that have already failed. The conversion to IC-rated LED is straightforward, drops straight into the existing holes, and lets the insulation go back over the top.

In rental stock we most often find the cheapest fittings available at the time, several of them no longer working, and colour temperatures that don't match because they've been replaced one at a time over a decade. For landlords, doing a whole property in one visit costs meaningfully less per light than replacing them individually as they fail, and it stops the mismatched-colour problem permanently.
